Land Registry has updated its guidance for conveyancers that outlines the steps to take when registering estates in land for the first time. The new edition of practice guide 1 replaces the June 2014 edition.
Section 4 of the practice guide deals with the documents that must accompany form FR1 on applications. This section has been updated by listing the title deeds and other documents, and cases in which copies will suffice rather than originals. In such cases, abstracts or certified copies of the relevant deeds should be supplied. Copies of deeds will be scanned and destroyed.
Acquisition of land by general vesting declaration
Practice guide 54, on the acquisition of land by a general vesting declaration, has also been updated to provide further information on how Land Registry will deal with applications to cancel register entries relating to third-party interests, such as easements and restrictive covenants. A new section 5 has been added to address highway land and stopping-up orders. This edition of the guide replaces the June 2014 edition.
