From 1 October 2015, a new prescribed form is introduced for a notice under the Housing Act 1988 (HA 1988) informing a tenant that the landlord intends to seek recovery of possession of a property let on an assured shorthold tenancy

The Assured Shorthold Tenancy Notices and Prescribed Requirements (England) Regulations 2015 (SI 2015/1646) introduce a new prescribed form for a notice under section 21(1) or (4) of the HA 1988, informing a tenant that ‘the landlord intends to seek recovery of possession of a property let on an assured shorthold tenancy’, otherwise known as a ‘section 21 notice’.

The regulations also specify existing obligations to provide tenants with an energy performance certificate and a gas safety certificate with which landlords must comply if they wish to make use of the eviction procedure.
